314 Merino Street is a simple Craftsman style cottage with jerkin headed gable in the Woodward Heights Historic District steps from Rupp Arena and the center of downtown in Lexington Kentucky. The house is thought to have been built and finished just before the beginning of the First World War in July 1914.
Hiram Shaw, a hat maker back in the days when everyone needed a good hat, originally owned the land. Shaw’s family had owned
the approximately 30 acre property since about 1812 and sold what remained of the estate after subdividing much of the land fronting Merino Street, High Street and Patterson St., (now incorporated into the Rupp Arena parking lot) by 1892 when prominent businessman Ben D. Bell purchased the circa 1820 Late Federal Shaw house and the approximate 2 acres of land that remained. In 1920 the whole property was sold to B. J. Ward whose children Ben Jay and Margaret Sue sold this house separately to the Ruffner’s in September 1945.
Still next to the Late Federal era house and enjoying views of the expansive rear lawn from the kitchen window, this dollhouse, Priced at
$209,900 has been completely and tactfully remodeled within the last few years. The approximately 1300 sq. ft. house has a large, dry basement with workshop area, laundry and out-of-season clothes storage, a private fenced courtyard and off street tandem parking for two cars. The main level has a charming entry hall with glazed French doors to the living room. The living room opens to the dining room that accesses the first floor bedroom, used as a study and the marble floored kitchen, back hall and ½ bath. The second floor has 2 bedrooms and a full bath.
The house boasts hardwood floors, claw foot bath with shower, mostly new wiring and plumbing, new high efficiency gas heat and electric central air, a new kitchen, new kitchen roof, new ½ bath, underground utilities and a welcoming tree-shaded front porch.
